For either a buyer or a seller in a purchase or sale transaction, assessing risks and vulnerabilities is the key to a successful deal. And make no mistake about it, a Phase I or environmental assessment of real property is a vital piece of the due diligence puzzle in evaluating risks. However, there are other risks that need to be explored to get the full environmental, health and safety picture.
